New Construction Windows Installation in Los Angeles Nail-Fin Windows for Fire Rebuilds, New Homes and Full Remodels
Nail-fin windows go into open framing before stucco or siding, and they’re flashed into the wall’s weather barrier so water drains out, not in. Angi puts new construction install labor at $150 to $800 per window, against $100 to $300 for a replacement window. PaneRight LA connects you with independent local contractors who handle new construction windows installation across Los Angeles, from fire rebuilds in the Palisades and Altadena to ADUs and gut remodels in the Valley.

Does Your Project Need New Construction Windows?
If the studs are showing, yes. A nail-fin window bolts to the framing and laps into the building paper, which a retrofit window can’t do.
01
Are You Rebuilding After the Palisades or Eaton Fire?
CAL FIRE counts 6,845 structures destroyed in the Palisades Fire and 9,419 in the Eaton Fire. Every rebuild starts from framing, so every window is a nail-fin install. Rebuilds in these hills also have to meet California’s wildfire rules for glass, covered below.
02
Are You Building a New Home or Taking an Old One Down to the Studs?
A new custom home, an addition, an ADU or a remodel that strips stucco and drywall all take nail-fin windows. With the wall open, contractors can flash each window the way the code and the maker’s instructions call for.
03
Were You Sold Retrofit Windows While Your Walls Were Already Open?
Push back. A retrofit window’s flush fin is made to sit over an old frame and seal to finished stucco. When the framing is bare, a nail-fin window with a sill pan and taped flashing is the right window for the opening.
What’s Included in Our New Construction Windows Installation Service?
Every package covers a takeoff from your plans, ordering, delivery checks, sill pans, flashing, setting, shimming, nailing, sealing and a punch walk with your builder.
01
Do You Work Directly With Your Builder or Architect?
Yes. Contractors work from the window schedule on your plans, confirm rough openings with the framer and flag any size, egress or tempered glass issue before the order goes in.
02
When Should Windows Go In on a Stucco Build?
After framing and sheathing pass inspection, and after the building paper goes on at the sill. For stucco over wood sheathing, the California Residential Code calls for two layers of Grade D paper or an equal barrier. Windows go in before lath, so the head flashing and upper paper can lap over the fin.
03
Do You Nail Every Hole in the Window Fin?
Contractors follow the maker’s nailing schedule, and some call for a nail in every pre-punched hole. Contractors leave the top fin loose where the head flashing tucks under it.
How Much Does New Construction Windows Installation Cost in Los Angeles?
Angi puts install labor at $150 to $800 per window, before the windows themselves. Size, height, glass package, fire-rated glazing and site access set the price.
| Item | Cost (Angi) |
|---|---|
| New construction install labor | $150 to $800 per window |
| Replacement window install labor | $100 to $300 per window |
| Dual-pane window, unit | $500 to $2,000 |
Are New Construction Windows Cheaper Than Replacement Windows?
The window itself can cost less, since it’s a standard product. The install costs more, per Angi, because of flashing, sill pans and trim work. On an open wall, a nail-fin window is still the better buy, since it’s sealed into the wall system.
How Much Does It Cost to Put Windows in a Whole New House?
Count the openings on your window schedule and multiply by the window price plus $150 to $800 for install. A home with 20 openings and dual-pane windows at $500 to $2,000 each puts the windows alone at $10,000 to $40,000 before labor.
Nail-Fin, Block Frame or Flush-Fin: Which Window Suits a Stucco Build?
| Type | Where it fits |
|---|---|
| Nail-fin | New framing, rebuilds, additions, ADUs |
| Block frame | Masonry openings and some modern details with no fin |
| Flush-fin (retrofit) | Existing stucco with the old frame left in place |
For new stucco walls, nail-fin is the standard. See retrofit windows for existing homes.
Which Windows Meet Fire Rebuild Rules in the Palisades and Altadena?
In high fire hazard zones, California’s Chapter 7A rules call for windows that are multipane with at least one tempered pane, glass block, 20-minute fire rated or tested to SFM Standard 12-7A-2. CAL FIRE says tempered glass is about four times more resistant to breaking in a wildfire. Pair it with fiberglass, steel or other frames the maker lists for these zones; see tempered glass replacement.

How Does Window Installation Fit Into Your Build Schedule?
- Plans and order. Window schedule checked, then windows ordered.
- Framing inspection. Rough openings sized and inspected.
- Sill pan and paper. Pan flashing and lower building paper go on.
- Set windows. Shimmed, plumb, level and square, then nailed.
- Flash jambs and head. Tape the sides, then the head, then lap paper over the top.
- Lath and stucco. Lath inspection, scratch coat, brown coat and finish.
- Final. Foam, interior trim, NFRC labels checked and final inspection.
What Should LA Homeowners Know Before Ordering New Construction Windows?
01
How Long Are Window Lead Times for LA Rebuilds?
Order once framing dimensions are locked, not before. Thousands of fire rebuilds ordering at once can push lead times out, so get on the schedule early.
02
How Do You Measure a Rough Opening Correctly?
Measure width at the top, middle and bottom, and height at the left, center and right, then use the smallest numbers. The rough opening should be about 1/2 inch larger than the window in each direction, or whatever the maker lists. Check the opening is square by measuring both diagonals.
03
What Inspections Do New Windows Need in LA?
In the City of LA, LADBS inspects framing, then the building paper and lath before stucco, then the final. Altadena is unincorporated, so LA County Public Works handles its inspections. Leave the NFRC labels on until the inspector checks U-factor and SHGC against your Title 24 report; see energy-saving windows.
Why Do LA Builders and Homeowners Choose PaneRight LA for Window Installs on New Builds?
- Plan-based takeoffs. Every opening checked against the window schedule.
- Water-first installs. Sill pans and shingle-lap flashing on every window.
- Fire-zone glazing. Windows that meet Chapter 7A in the Palisades and Altadena.
- Builder coordination. One schedule for framing, windows and stucco.
- Warranty in writing. Ask for a written labor warranty on top of the manufacturer’s warranty.
Where Do Contractors Install Nail-Fin Windows in Los Angeles?
Contractors work in the Pacific Palisades, Altadena, Pasadena, the San Fernando Valley, Santa Monica, Beverly Hills, Glendale, Burbank, the South Bay and Long Beach. That covers rebuilds off Sunset Boulevard and in the Alphabet Streets, rebuilds along Lake Avenue in Altadena and ADUs across the Valley.

New Build Window FAQs
Can You Snap Off the Nail Fin and Use It as a Replacement Window?
Only if the maker designed the fin to come off. Cutting off a fixed fin can void the warranty and leaves nothing to flash to. For existing walls, order a retrofit window.
Can You Install a Replacement Window in a New Construction Opening?
You can, but it’s the wrong choice. A retrofit window can’t lap into the building paper, so it relies on caulk alone. New construction window replacement, using nail-fin units, is the right match for open framing.
Do Nail-Fin Windows Need a Sill Pan?
Yes. The California Residential Code calls for windows to be flashed per the maker’s instructions, and pan flashing at the sill where the maker doesn’t cover it. A sill pan catches any water that gets past the window and sends it outside.
Who Is Responsible If New Windows Leak: the Builder or the Installer?
Both can be. California’s Right to Repair Act, says windows and their systems in new homes shall not let water pass into the home, and the builder answers to the owner. The installer answers to the builder for install work, and the maker covers the product.
Can You Upgrade Builder-Grade Windows Before You Close?
Yes, if you ask before the windows are ordered. A change order can swap in better glass, frames or noise-reducing units. After install, the swap costs far more.
